What’s inside

28 pages of exactly what to fix —
and what to leave alone.

No fluff, no generic checklists. This is the same playbook I walk my own clients through before a single photo is taken.

1

The 9 updates that pay you back

Ranked by return in our market — paint, lighting, and the three rooms buyers actually price on.

2

The money-pits to skip

The “improvements” that feel productive but never come back at the closing table.

3

The done-for-you concierge plan

How I manage every update, repair, and staging detail — so you don’t lift a finger or chase a single contractor.

4

A realistic 3-week timeline

From walkthrough to listing photos — what happens each week, and who does it.

5

Real Snohomish County before/afters

Actual homes, actual numbers — what we spent and what it returned.

6

Your pre-listing walkthrough checklist

A room-by-room page you can print and carry through your own home this weekend.

The proof

Same home. A very
different first impression.

A recent Snohomish County home I prepped and staged start to finish — paint, new flooring, a refreshed fireplace, lighting, and styling. Same square footage. A completely different first impression.

The concierge difference

I prep your home to sell.
You don’t lift a finger.

You don’t need a contractor in your phone or a free weekend. I plan the updates that matter, manage my own vetted crew, and stage it with my own hands — one point of contact, start to finish.

1

We make the plan

A focused walkthrough — exactly what to update for the highest return, and what to leave alone.

2

My crew does the work

Vetted local trades I’ve worked with for years. I manage every step and stage it myself.

3

Your home hits the market

Photographed, staged, and priced to sell — ready for buyers from day one.

Prefer to settle up later? For qualifying homes, financing is available so the cost of prep can be paid at closing — just ask.

a quick note —

I don’t just sell homes here. I live here. For 17 years I’ve walked families through the hardest, most hopeful moves of their lives — downsizing, settling an estate, starting the next chapter. The number on the contract matters, and so does how you get there. This guide is everything I’d tell you over coffee, before we ever talk about listing. No pitch. Just what works.

What people ask before they call me

Honest answers.

Can I pay for the work at closing?

If you’d rather not pay as we go, yes — for qualifying homes, financing is available so the cost of the agreed updates and staging can be settled from your proceeds at closing. It’s an option, not the only way; many sellers simply pay for the prep directly.

What if my home doesn’t need much?

Then I’ll tell you that. Sometimes the right move is paint and a deep clean, not a remodel. The Playbook helps you see the difference before you spend a dollar.

Is this just for big, expensive homes?

No. The biggest returns I see are often on modest homes that simply photograph and show better after a focused, affordable prep.

What’s the catch with the free guide?

There isn’t one. I keep two buyers at a time, so I’d rather start a real relationship than chase a quick sale. Read it, use it, call me if it’s helpful.
