Edmonds is the kind of city that people from Seattle visit on weekends and then spend the next six months trying to figure out how to afford to live there. The waterfront is real: the ferry to Kingston runs from downtown, the marina is active, and the stretch of beach and waterfront park along the Puget Sound is genuinely beautiful. The downtown arts district has galleries, restaurants, and retail that would be at home in Belltown, but the density feels like a small town. It's one of the more special places in Snohomish County.
Home prices in Edmonds range from $700K to $1.3M, which reflects both the location and the premium that buyers consistently pay for walkability and water access. Edmonds School District is highly regarded in the county. The commute to Seattle is about 30 minutes by car, and the Kingston ferry adds a scenic alternative for buyers on that side of the water. Edmonds is the closest thing Snohomish County has to a city neighborhood, which is why the demand here has been consistently strong for years.
I've worked transactions in Edmonds and I know the micro-neighborhoods well: the hillside homes above the ferry landing with Sound views, the walkable blocks near 5th and Main, and the neighborhoods east of I-5 that give you the Edmonds address at a lower price point. If you want waterfront access, a vibrant small-city energy, and a reasonable Seattle commute, Edmonds is the top of the Snohomish County market for a reason.
