We Maximize Your Home Selling Price

Our #1 goal as your realtor is to help you get the maximum money for your home while minimizing the stress and time it takes to sell a home. We’ll give you a secret: it’s all about the details!

As an experienced broker, we know exactly what it takes to get your home sold. Currently, our average list-to-sale price for the last 5 homes is 1.044% versus the 97.98% Seattle average… totaling over $3.2 million in real estate sold. If you were selling your home for two million dollars that would mean that we would get you $88,000 over list while most Realtors would lose you $40,400 selling under list price, which translates to a difference of $128,000 more in your pocket!

Our clients are often surprised by the level of creativity and commitment we bring to selling their home. With Kim Pelham’s years of interior design experience, our team has unique insight into how to showcase your home’s full potential and generate the best market response with a competitive pricing strategy and customized marketing plan. Our Proven System to Maximum Sales Price

Our proven system is rooted in the Psychology of Sales. All steps are designed to reach the buyer on a subconscious level to build value and maximize your home’s emotional impact on them since buying decisions are driven by emotions.

Our 6 preparation steps before listing your home…

STEP 1

Identify Repairs

Given our team’s contractor’s background, we inspect your home and provide a complete list of recommended repairs weighed to ensure that the return is higher than the cost in time and money.

STEP 2

Staging - Part 1

At the start of this process, our team will recommend which items to keep in your home, identify problem areas that might affect the sale, and make a plan to neutralize these with staging.

STEP 3

Staging - Part 2

The week before the house goes on the market, our team of staging experts bring in art, furniture, and accessories to professionally stage the home for maximum emotional impact.

STEP 4

Photography

Let’s face it… beautiful pictures maximize the online appeal of your home, which is why we always use a professional photographer to produce artistic, magazine-quality photos.

STEP 5

Online Marketing

Your home listing is carefully crafted, with wording that helps the buyer envision themselves living there. The listing is syndicated online for maximum exposure.

STEP 6

Quality Marketing

Our marketing materials are of the professionally printed, designed to focus the buyer’s attention on your home’s best qualities and subconsciously build value in their mind.

Our Sales Process

Living in a home that is for sale is difficult, to say the least. You need to keep everything spotless. People are coming through at all hours of the day, and you have to pack up the dog and kids for every showing.

Let’s make it easy!

  • Take a Mini-Break: I recommend that you plan a little trip for the weekend we go on the market. By then, you will need a break, and this is the perfect time for a trip. My Sales Process is designed to get the maximum number of people through your home while limiting the stress on you. If you do not wish or are unable to go out of town, I recommend that you plan to be gone as much as possible Friday through Sunday.
  • Assistance Where Needed: I care about my clients and want to make the transaction as easy as possible. One of the benefits of a small real estate practice is that I am available to help out where needed. For example, I had a client who was taking care of her 90-year-old mother in their home, which prevented them from going out of town for their Open House weekend. To help her, I came by the house on Friday, Saturday and Sunday morning to make beds and reset the staging, while she got her mother out the door before 9 a.m.
  • Multiple Offers: In the event that we end up with multiple offers, I will assist you in evaluating the strengths of each offer. If appropriate, I will use professional negotiating strategies to increase the price of your home and/or get better terms.
  • Under Contract: Once we have accepted an offer and are under contract. My team will help guide you through the inspection, appraisal, title, escrow and closing processes. We are here to help you along the entire journey from start to SOLD.
